Running tenant screening
Thorough tenant screening helps you find reliable tenants and reduce risk. ScoutzOS provides integrated screening tools that check credit, criminal background, and eviction history.
Step 1: Start a screening request
From the Tenants section, click "Screen New Tenant." Enter the applicant's name and email address. ScoutzOS sends them a secure link to authorize the screening and provide their personal information.
Step 2: Applicant completes authorization
The applicant receives an email with a link to a secure form. They enter their Social Security number, date of birth, and current address. This information is encrypted and used solely for the screening report.
Step 3: Review the report
Once the applicant completes the form, ScoutzOS generates a screening report within minutes. The report includes:
- Credit score and credit history including outstanding debts and payment patterns
- Criminal background check covering federal and state records
- Eviction history from court records nationwide
- Income verification when documentation is provided
Understanding the results
ScoutzOS provides a summary recommendation alongside the detailed report. Each section is rated to help you quickly assess the applicant's qualifications.
Step 4: Make your decision
Based on the report, you can approve, conditionally approve, or deny the applicant. ScoutzOS generates adverse action notices if required by law, helping you stay compliant with Fair Housing regulations.
Screening costs
Screening fees depend on your plan. On the Professional and Enterprise plans, a set number of screenings are included each month. Additional screenings are billed individually. You can also pass the screening fee to the applicant.
